RESIDENTIAL REAL ESTATE PURCHASE AND SALE AGREEMENT

The EAP Group of companies and the buyer shall be jointly referred to as the “Parties”



1. DESCRIPTION OF THE PROPERTY.



Seller shall sell Buyer the residential real estate property identified as:

ECONOMY – 2 BEDROOMS AND 3 BEDROOMS

PREMIUM – 2 BEDROOMS AND 3 BEDROOMS

Property is sold in AS IS Condition.


2. DEPOSIT.

There is Zero (0) Earnest Money Deposit. This provision shall be construed as consent by the seller and Buyer.





3. PURCHASE PRICE.
The total purchase price is determined by the choice of the house the Buyer chooses as listed below:

BASIC – 2 BEDROOMS AND 3 BEDROOMS

ECONOMY – 2 BEDROOMS AND 3 BEDROOMS

NLe 720,000 NLe 1,080,000

PREMIUM – 2 BEDROOMS AND 3 BEDROOMS

4. FINANCING.

CASH – This is a cash offer. Payment is made in installments on daily, monthly and outright purchase basis for a period of ten (10) years as per the convenience of the Buyer.





5. CLOSING COSTS.


1. All closing costs and title fees are to be paid by the buyer.

2. Transfer fees and taxes to be paid by Buyer.



6. ADDITIONAL TERMS

1. If the Buyer dies between the completion of the project and payment, the contract remains valid and the benefit and burden will pass to the Buyer’s personal representative.


2. If the Buyers decides to terminate the contract before the completion of the project or payment, there will be a deduction of service costs and other costs incurred by the company before the refund.



7. MISCELLANEOUS.

Seller is aware that Buyer is purchasing the property for personal or profit ventures, and may or may not market the property for sale or lease.



8. ADDENDUM.

Note that this is an initial purchase agreement that precedes the final purchase agreement with our lawyers. It is after this has been signed and submitted that the second purchase agreement will take effect.

This Agreement shall go into effect upon the acceptance and submission of this online form. Acceptance and submission indicate acceptance of all terms and conditions.
